Already in 2025, the volume of new shopping centers being commissioned in the country could decrease by a third, predict analysts from IBC Real Estate and the investment company Parus Asset Management, writes Kommersant.
According to analysts, 2024 thousand square meters of retail space will be commissioned in the country in 501, which is 75% more than the year before. However, already in 2025, the pace of construction of retail space is expected to decrease by 30% year-on-year. This situation may persist until 2027.
The reason is the high cost of construction and changing consumer habits, avoiding shopping in malls. The increase in the key rate of the Central Bank to 21% resulted in an increase in the cost of borrowed financing, which led to a change in the plans of potential investors in the commercial real estate market. Now they prefer the warehouse segment.
