More than half of Moscow's shopping centers are in need of renovation.

According to NF GROUP, approximately 51% of Moscow's shopping centers are in need of renovation. Despite a 7-percentage-point decline compared to last year due to new facilities opening in 2025, two-thirds of Moscow's shopping centers were built more than 10 years ago, and in some districts of the capital, the proportion of outdated space reaches 70%.

In a context of increasing competition and changing consumer demands, renovation is becoming a strategy capable of restoring and increasing traffic, turnover, and tenant interest.

While previously a shopping center's concept could be changed once every 10 years, today this cycle has been reduced to 5–7 years.

Today, there is a need to transform shopping centers from shopping spaces into multifunctional centers of attraction, with expanded leisure and gastronomic components.

In some cases, a complete renovation is required, and the cost of renovation can range from 50 to 200 rubles per square meter.
