The share of clothing, footwear and accessories stores in Moscow street retail decreased to 10,5%

Cafes and restaurants continue to lead the structure of demand in the central street retail market. Their share is 46% of the total volume of applications in the past quarter. According to JLL, over the past three years, the share of fashion retail on the main shopping streets in Moscow has decreased by 4,5% and amounted to 2018% at the end of March - 10,5%.

Nevertheless, fashion retailers continue to actively explore the possibilities of placing their flagship stores on shopping streets in central Moscow. So, in the first quarter of 2018, a two-story flagship boutique of the premium brand of women's clothing Max Mara in New Arbat, 19, was opened.

In general, in the first three months of 2018, the share of vacant premises on the main shopping streets of Moscow decreased by 0,6 percentage points. and amounted to 8,4%, having reached the indicators of the beginning of the 2017 of the year, the period “before the beginning of the summer reconstruction”.

The northernmost section of the Garden Ring (from Mayakovskaya metro station to Kurskaya metro station) showed the largest vacancy change for the 1th quarter of 2018, where the rate dropped by 6,9 pp to 13,2%. In general, the average share of free space on the Garden Ring over the past quarter decreased from 11,7% to 9,5%.

In addition to the Garden Ring, the indicators of which are recovering after the completion of the reconstruction, the leaders in terms of fill rate over the past quarter were Tverskaya and Maroseyka streets, where vacancy decreased by 2,5 and 2,2 percentage points, to 5,8% and 10,0%, respectively.

At that time, the vacancy rate in Stoleshnikov Lane increased from 11,4% to 13,3%. This, in turn, had an impact on the average rental rate, which fell to 205 thousand rubles. per sq. m per year. In addition, a decrease in rental rates following an increase in vacancy was noted on Novy Arbat, as well as on Tverskaya, as a result of democratization of the tenant pool of this trade corridor.

On both streets, the rental rate at the end of the quarter reached 105 thousand rubles. per sq. m per year. On Maroseyka, on the contrary, a decrease in the vacancy rate led to an increase in rental rates - from 85 thousand rubles. per sq. m per year at the end of 2017 year to 90 thousand rubles. by the end of the 1 quarter of the 2018 year.

Cafes and restaurants continue to lead in the structure of demand in the central street retail market: their share was 46% of the total volume of applications in the past quarter.
