In the second and third readings, a law was passed giving the right to the owners of shopping centers the right to demand from foreign companies - tenants that have suspended their activities in Russia, the previous amounts of rent or terminate the lease agreement unilaterally, RIA Novosti writes.
This measure is aimed at protecting the interests of landlords who are faced with a significant (up to 50%) reduction in the amount of lease payments from tenants controlled by foreign owners who have suspended their activities or stopped using the leased property.
For most stores, the rental rate has a small fixed part and a variable, which is calculated as a percentage of revenue.
The provisions regarding rental relations will come into force 60 days after the publication of the law.
