According to Nikoliers, at the end of September 2022, the share of vacant space and the “hidden vacancy” rate are about 1,9% (70 thousand sq. m) and 3,8% (140 thousand sq. m), respectively. Against the backdrop of the emergence of a number of relatively large free blocks as part of key high-quality warehouse complexes, the owners are pointwise adjusting commercial conditions and more actively offering discounts for requests for rental premises, especially blocks with an area of 5 sq. m. As a result, the average aleatherg rental rate in class A was adjusted by 000% over the quarter and amounted to 4 rubles per sq. m. m/year (excluding operating expenses and VAT).
According to Nikoliers, by the end of the year another 150 sq. m. m - this is the volume of construction that has left the “zero cycle” and will most likely be completed in 2022.
