According to Nikoliers, construction of 146 sq. m. has been completed in St. Petersburg since the beginning of the year. m warehouses. According to Nikoliers, at the end of September 2022, the share of vacant space and the “hidden vacancy” rate are about 1,9% (70 thousand sq. m) and 3,8% (140 thousand sq. m), respectively. Since the beginning of the year, the volume of vacant space (including "hidden vacancy") has increased by 2,5 times.
Against the backdrop of the emergence of a number of relatively large free blocks as part of key high-quality warehouse complexes, the owners are pointwise adjusting commercial conditions and more actively offering discounts for requests for rental premises, especially blocks with an area of 5 sq. m. As a result, the average aleatherg rental rate in class A was adjusted by 000% over the quarter and amounted to 4 rubles per sq. m. m/year (excluding operating expenses and VAT).
According to Nikoliers, by the end of the year another 150 sq. m. m - this is the volume of construction that has left the “zero cycle” and will most likely be completed in 2022.
