According to Nikoliers, construction of 146 sq. m. has been completed in St. Petersburg since the beginning of the year. m warehouses. Among the largest facilities put into operation are the first stage of the Nart agricultural park logistics center (23,7 thousand sq. m.), the Ozon warehouse complex in PNK Park Shushary 3 (60 thousand sq. m.), as well as a fully filled speculative warehouse complex "Trodex Logistic" (23 thousand sq. m.).
Despite the economic situation and logistical difficulties, the previously announced facilities, both built-to-suit and in-house, were not frozen. Moreover, the construction of announced projects is actively starting on the market.
Thus, the Adamant holding received a building permit for about 100 thousand square meters. m in the warehouse complex "Armada Park" for the company "Sberlogistics", and PNK Group - for the warehouse Estel in PNK Park Sofiyskaya Ring Road (26 thousand sq. m.), PST-Development began construction of a distribution center for the company OZON (135 thousand sq. m), "Rusich" continues construction of a multi-temperature warehouse complex in the park "RUSICH - Shushary" (54 thousand sq. m), and the Russian retailer "Sportmaster" announced the construction of the second stage of its distribution complex.
The warehouse market remains the most stable segment of commercial real estate, but the volume of vacant space has been gradually increasing since the beginning of the year. According to Nikoliers, at the end of September 2022, the share of vacant space and the “hidden vacancy” rate are about 1,9% (70 thousand sq. m) and 3,8% (140 thousand sq. m), respectively. Since the beginning of the year, the volume of vacant space (including "hidden vacancy") has increased by 2,5 times.
Against the backdrop of the emergence of a number of relatively large free blocks as part of key high-quality warehouse complexes, the owners are pointwise adjusting commercial conditions and more actively offering discounts for requests for rental premises, especially blocks with an area of 5 sq. m. As a result, the average aleatherg rental rate in class A was adjusted by 000% over the quarter and amounted to 4 rubles per sq. m. m/year (excluding operating expenses and VAT).
According to Nikoliers, by the end of the year another 150 sq. m. m - this is the volume of construction that has left the “zero cycle” and will most likely be completed in 2022. As a result, the total input at the end of the year may exceed 300 thousand square meters. m is the second most important result after 2020 over the past eight years. For comparison, in the pandemic year of 2020, developers in St. Petersburg commissioned 340 sq. m. m of warehouse real estate, and in the record year 2014 - about 400 thousand square meters. m.
