Commercial space in Moscow's premium residential complexes is 80% occupied just two years after the facility is put into operation
Analysts from the consulting company NF GROUP conducted a study of the development of the street retail format in premium residential projects in Moscow and recorded a trend towards accelerated occupancy rates of commercial premises in such facilities.
Thus, the Lucky residential quarter is 79% occupied by tenants just two years after commissioning, and the vacancy rate for all buildings of the Garden Quarters is only 15% on average, which is a good indicator for such volumes of infrastructure space. This is due to several factors: rental rates are often lower than in central retail locations, there is a guaranteed flow of solvent residents of the complexes/residents, as well as a well-thought-out concept of infrastructure retail, which creates a comfortable living environment.
After the pandemic, 70% of premium segment buyers choose residential complexes precisely because of the walking distance to services. Within the Lucky and Garden Quarters projects, 30% of commercial space is occupied by fitness clubs, 24% by educational concepts, and 14% by restaurants and cafes.
