New shopping and entertainment complex (TRK) with a total area of 115 thousand square meters. m in the Primorsky district of St. Petersburg is planned to open in the fourth quarter of 2014 year.
The complex, which is a fashion center with 65 thousand sq. m of leased area, will be located at Kolomyazhskiy proezd, 22, within a minute of the Pionerskaya metro station.
The developer of the fashion center is the construction corporation Alice, which has changed the initial concept of the project for the development of the territory of the former Rus cinema acquired last year. Initially, the company intended to build housing on this territory, however, it would be almost impossible to agree on a residential project under the current urban planning policy of the authorities, market participants explain the actions of the developer, and the unfinished, which has been standing near the metro for a quarter of a century, could “hang” for several more years.
The site under the unfinished cinema center "Rus" was acquired in June last year from a religious organization of evangelical Christians in the spirit of the apostles "Mission" Good News. The cost of the transaction was not disclosed, but, according to ARIN, it could be $ 20-22 million. In total, it was planned to build about 3 thousand square meters on a plot of 80 hectares. m of real estate - a shopping mall for 20 thousand sq. m and a comfort-class residential complex for 60 thousand sq. m. According to the general plan and the rules of land use and development, the site belonged to zone D (business development with conditionally permitted housing). But plans related to housing had to be abandoned.
As tenants, the owners of the shopping and entertainment complex hope to attract more than 170 operators, among which there will be federal and international brands.
In the shopping and entertainment center, it is planned to place a grocery supermarket, a department store for children's goods, a department store for sports goods, a multiplex cinema and a fitness center with a total area of 13 thousand square meters.
Also in the complex will appear 12 kitchen concepts within the food court, modern city cafes and restaurants, as well as underground parking and open parking lots at 1,2 for thousands of parking spaces.
According to Vladimir Sergunin, director of investments and consulting at Colliers International St. Petersburg, the volume of investments in the shopping and entertainment complex project will amount to $ 150-200 million, and the payback period will be at least five years.
On the other hand, now the Primorsky District is very competitive even without this complex. This area is in one of the leading positions in terms of providing the population with retail space, there is no shortage of them. With a really competent concept and filling with tenants, the project will attract some consumers from the shopping area of the Komendantsky Prospekt metro station, however, the scale of the project carries risks, analysts say. According to ARIN, about 17% of all retail space in St. Petersburg is concentrated in the district. The level of provision of retail space in the Primorsky District is 1351 sq. m per 1000 people. The share of vacant premises on average in the district is 3%, the magazine "Trade Practice" writes.
