Experts note the interest of developers in Siberia and the Far East

As part of the VI PROEstate International Investment Forum held in St. Petersburg, leading experts in the field of retail real estate discussed industry trends. One of the key areas of market development was called increasing interest in the cities of Siberia and the Far East.

In the near future, retail real estate developers and retailers will increasingly declare access to the markets of cities located beyond the Urals, experts say. At the same time, the interest of the players will be mainly focused not on millionaires, but on small industrial cities that have great growth potential.

According to statistics, the level of provision of retail space in Siberia and the Far East is quite high and amounts to about 560 square meters per 1 inhabitants. However, if we talk about high-quality retail space, then the indicator decreases significantly. In this regard, the retail real estate market in these regions can be described as “uncompetitive”.

Poor logistics and a shortage of high-quality retail space remain a constraining factor on the way retailers develop new territories. As an example of an already implemented project, the expert calls the Oasis plaza shopping and entertainment center, which opened in September 2012 of the year in the city of Nyagan with a population of 55 thousand people. The absence of competing centers in the region makes the mall the only such facility in a radius of 350 km. The attendance of the complex is estimated at 200 thousand people per month.

According to Maria Gurova, the potential of the city and the shopping facility is so high that large federal and international operators, in order to participate in the project, were ready to abandon even rigid formats of the area size. Having entered the project, Sportmaster, Snow Queen, Detsky Mir, New Yorker, L'Etoile, Adidas and other companies opened their flagship stores in the UGRA region. Writes about this malls.ru.
