The structure of requests for street retail premises in the first half of 2012 was dominated by banking organizations (30%), retail chains and catering facilities (24%), enterprises providing services to the population (14%), clothing and footwear stores (10%) . In the segment of services, the main demand for street retail premises was formed by beauty salons and medical centers.
Compared with previous periods, in the first half of 2012, the structure of demand for street retail format premises changed slightly. The main trend since the beginning of 2012 was a decrease in the share of requests for premises from clothing and shoe stores, catering (by 45%) and an increase in demand from banks (by 30%) and enterprises providing services to the population (by 40%).
During the first half of 2012, the level of average rental rates for street retail premises did not change significantly.
Currently, rental rates vary depending on the location of the premises. For example, the average level of rental rates for premises with an area of 150-200 square meters on Prospekt Mira, Pokrovka, Myasnitskaya st. ranges from $ 1 to $ 500 per 2 sq. m per year; on Leninsky and Kutuzovsky avenues, Bolshaya Dorogomilovskaya street, New and Old Arbat - from $ 000 to $ 1 per sq.m. per year; on Petrovka - from $ 2 to $ 000 per square meter per year; in Stoleshnikov Pereulok - from $ 3 to 000 per sq.m. per year (all given values are exclusive of VAT).
Taking into account the current level and structure of demand for street retail premises located in the main shopping corridors of Moscow, Magazin Magazinov specialists predict a slight increase in the level of average rental rates in this segment of the retail real estate market, retailer.ru reports.
