The Magazin Magazinov company made a rating of the shopping centers under construction in Russia by the size of the leasable area. Based on the analysis, Top-10 of the largest high-quality shopping centers under construction (according to GLA) in the retail real estate markets of the regions of Russia and, separately, Moscow, were allocated.
The sample includes objects that have passed the "paper" phase, i.e. projects in the active construction phase or the stage of land preparation. Thus, the quantitative parameters of these objects with a high degree of probability will not change significantly.
Torgovy Kvartal is the largest shopping and entertainment center in Siberia. The new mall will be located in the village. Solonetsy, on the outskirts of Krasnoyarsk towards the airport. Hypermarket Auchan and building goods store OBI are announced as anchor tenants. Commissioning of the complex is scheduled for early 2015.
Aviapark is currently the largest shopping and entertainment center project in Moscow. A new metro station "Khodynskoe Pole" will be opened next to the shopping center. Construction began in November 2012 and is scheduled to open in the fourth quarter of 2014. Aviapark has 2 levels of parking and 4 floors of retail space. The fourth floor will be an entertainment zone with a 19-screen cinema, bowling alley, children's entertainment and training center and an ice rink. Auchan, HOFF, OBI, Media Markt, Debenhams, a hypermarket of sporting goods, an entertainment center and a multiplex cinema are announced as anchor tenants.
In general, the development of shopping centers in Russia is at its peak. By the end of 2013, about 1,8 million square meters of GLA are expected to be commissioned in Russia as part of shopping centers. An even larger volume is planned for 2014 - 2,45 million sq. M. Practice shows that the actual volume of input will be less. Some objects will be opened later, some projects may be frozen.
In 2014-2015, the retail real estate market, according to experts' forecasts, the Shops Store will enter the next development cycle. After the discovery of the objects included in our rating, gigantomania will again decline. Mainly shopping centers serving a small area of the city or working closely with transport infrastructure facilities will enter the market. Also, the gradual saturation of the market finally activates the process of reconception and redevelopment of existing shopping centers.
