Bolshoi Avenue of the Petrograd Side has been the main Fashion thoroughfare of the Northern capital for many years. Over the past year and a half on this street, according to the consulting company NF Group, the share of vacant space has decreased by 5 percentage points and by the beginning of July 2024 amounted to 3,9%. This figure has become the lowest over the past five years.
About 36% of the street retail space on Bolshoy Prospekt on the Petrogradskaya Side is occupied by clothing, footwear and accessories stores; since the beginning of the year, their number has been supplemented by 11 new brands. High demand ensured an increase in rental rates by 50%, from 2–500 rubles per sq. m. m per month up to 4–850 rubles per sq. m per month (including VAT).
A year earlier, Bolshoi Prospekt P.S. was already ahead of Staro-Nevsky Prospekt, with traditionally the largest share of clothing, footwear and accessories stores, but by the end of 2023, the retail corridors had equalized their positions.
At the end of the first half of 2024, Bolshoy Prospekt P.S. became the absolute leader among fashion corridors: clothing, footwear and accessories stores occupied 36% of the space in the street retail format.
Since January, 11 clothing and accessories brands have opened or were announced to open here. At the same time, on Staro-Nevsky Prospekt this figure is much lower - only three stores were opened, and only one fashion retailer entered Bolshaya Konyushennaya Street, which is due to the minimum vacancy rate in the corridor (2,5%).
