One more shopping center

The development company Imagine Estate has begun construction of a new Riverdale shopping center in the Danilovsky district of Moscow.

A shopping center with a total area of 4000 sq.m is located near the Garden Ring on Paveletskaya Embankment. The format of the shopping center provides for the placement of a food supermarket, cafe and restaurant areas, as well as more than 50 clothing, footwear and accessories stores.

The shopping center will be part of the Riverdale project, which will also include a B + class business center and its own pier. The opening of the Riverdale Shopping Center is scheduled for the 3 quarter of the 2013 year.

According to Alexei Gutierrez-Fernandez, director of the office real estate department at Crystal Estate, Paveletskaya embankment is one of the busiest streets in the city. “Several large and small office centers are concentrated here at once, and the number of people who visit this area every day is comparable to the central business districts, such as at the metro station. Belorusskaya or metro station Tsvetnoy Boulevard. The construction of the Shopping Center on Paveletskaya Embankment will create the necessary infrastructure for the area, which previously did not exist at all. For the developer of the shopping center, such an environment will be useful, because many employees will spend time there not only during lunch hours, but also in the evening, while waiting for the decline in traffic jams. Also, a big plus will be the lack of competitive properties in the nearby availability. If we talk about possible problems, then first of all there is a terrible transport accessibility to the object, because it is a street overloaded with transport, remoteness from metro stations and serious parking deficiencies, ”the specialist noted.

According to Denis Kolokolnikov, chairman of the board of directors of the RRG group of companies, the cluster is mainly represented by the office segment, which was formed in connection with the redevelopment of industrial zones and, accordingly, has a large concentration of the “day” population. “Therefore, the Riverdale shopping center will have local demand in the cluster, because its main consumers will be office workers working in nearby business centers,” the expert said.
