“TSUM Discount” leaves MEGA

TSUM Discount was opened in the MEGA Teply Stan shopping center in 2009. Since then, discount goods could be purchased in a place not quite usual for premium brands - on the 1st floor, in the underground parking zone.

Many experts did not understand why TSUM chose for its discount branch a place in the underground parking lot in a shopping center focused on the middle price segment. Therefore, no one had any questions - why the tenant decided to change the location for a more suitable format of the shopping center.

According to the source, this summer the luxury sales store will move to Outlet Village Belaya Dacha. Cushman & Wakefield confirmed that TSUM will be located in an outlet of 1500 square meters. At the same time, it was previously planned that the tenant would occupy an area of ​​528 sq.m., however, later this figure was decided to triple. It should be noted that in MEGA the area of ​​TsUM Discount is several times larger - 5000 sq.m.

The MAGAZIN MAGAZINOV company, in association with СBRE, noted that MEGE would hardly be able to quickly find a replacement for the outgoing tenant. “The premise is not attractive for a regular store - it is very large, located at the parking level, not on the stream, since underground parking is used to a lesser extent. Finding a tenant quickly won't be easy. Potentially, it can be interesting for another discount or several. TSUM Discount was a point of attraction and buyers deliberately went there. It is difficult to say whether another tenant can be such a strong anchor, ”experts say.

And TSUM, in turn, does not plan to dwell on only one outlet. The company plans to open another discount store with an area of ​​more than 1600 square meters. m. in the outlet center Fashion House Moscow. The corresponding letter of intent was signed by the parties in the first quarter of this year.

According to Ilya Krasilnikov, a leading specialist in working with brands at NAI Becar, TSUM's desire to enter several outlet projects at once is due to the fact that at the time of launching the facility there is no clear understanding of which outlet the store will “shoot”. “If you don't go in from the very beginning, then it will be almost impossible to get into a successful outlet. In my opinion, after all, the Fashion House outlet is not very well located in terms of the congestion of nearby transport routes, while the situation at Belaya Dacha is simpler. Time will tell which of the stores will be more in demand, ”the expert explains.

Outlet Village Belaya Dacha is a joint project of Hines and the Belaya Dacha group of companies. The leased area of ​​the outlet center is 38 sq. M. More than 000 tenants are planned for the center. The opening of the center has already been postponed from April this year to November.

The total area of ​​FASHION HOUSE Moscow will be 38 580 square meters. m, sales - 28 765 sq. m. m. The outlet center will accommodate 192 shops, restaurants, cafes and a children's play area. Its opening is scheduled for November 22, 2012. FASHION HOUSE Moscow is located approximately 12 km from the Moscow Ring Road along the Leningradskoye Shosse. The line of luxury and premium brands in FASHION HOUSE Moscow, in addition to the TsUM Outlet brands, will also be presented by FABI, Baldinini, VICINI, Braccialini.
