A large shopping center will appear in Kaluga

The Torgovy Kvartal company presented a project for the reconstruction of the existing San Mart shopping center in Kaluga. A large shopping and entertainment complex with an area of ​​43 thousand square meters will appear on the site of the district shopping center (88 thousand square meters). For this purpose, the developer will invest about 1 billion rubles in the facility.

Torgovy Kvartal acquired a shopping center in Kaluga this spring from the investment company London & Regional Properties: “We regard this deal as a purchase of a stressful asset,” commented Mikhail Kirsanov, chairman of the Torgovy Kvartal board of directors, “The concept of the facility required significant correction, share vacant space exceeded 40%. But at the same time, the shopping center is distinguished by its advantageous location and serious potential, therefore the object was acquired with the aim of its further reconstruction and development. ”

As part of the reconstruction and reconstruction of the facility, which will now be called Torgovy Kvartal, the developer plans to build another 2 lines, as well as improve the functional zoning of the complex, attract new anchor tenants, improve the surrounding area and increase parking.

Already in September, the complex will open a large sports goods supermarket “Sportmaster”, well-known chain brands of fashionable clothes and shoes will fill the shopping gallery.

As soon as possible, the Torgovy Kvartal company plans to build and launch phase II, which includes an entertainment complex with an 7 indoor cinema, a bowling alley and a children's entertainment center.

“At the moment, there are no large shopping and entertainment centers for the whole family in Kaluga,” says Mikhail Kirsanov. “We plan to occupy this niche by offering the city a modern, high-quality complex for shopping and entertainment."

For this purpose, the leading American architect Kobi Karp was invited to work on architecture, zoning of the object and the design of public areas. Opening of the second phase of the facility, an area of ​​30 000 square. m is planned for the IV quarter of 2012 year.

The third phase of the facility, which includes auto and motorcycle salons, as well as a furniture center will be commissioned in November 2013.

The main competitive advantage of Torgovy Kvartal in Kaluga will be the presence of a family entertainment zone and a pool of “star” tenants, which, combined with a favorable location, will make it possible to position the object as the largest high-quality shopping and entertainment complex of regional significance.
