By the end of the first half of the 2015 year, the volume of vacant space in Moscow shopping centers reached a record level of the 2009 of the year, Knight Frank calculated.
This means that today every tenth square meter is empty in the capital's shopping centers. Since the beginning of the year, the level of free space has increased from 6 to 9,1%.
Most of the vacant space is in the new shopping centers, says Yulia Sitnikova, an analyst at Magazin Magazin. Since the beginning of the year, six facilities with a total area of 778 thousand square meters have opened in Moscow. m. ("Kuntsevo Plaza" near the Molodezhnaya metro station, Columbus on Prazhskaya, TsDM on Lubyanka, Mari in Maryino, Klen on Babushkinskaya and Tiara in Ramenki). In particular, at the time of the opening of Mari, 91% of the area of the shopping center was vacant.
Due to the opening of new shopping centers, rental rates are also falling: in accessories stores, they fell by 20%, clothes, shoes and household appliances - by 10%. According to Knight Frank, now the average rental rates for clothing operators are $ 500–1800 per sq. M. m per year, for shoes - $ 500-2000, for accessories and bags - $ 1000-3000.
