In the first quarter of 2015 of the year in Moscow, 10% opened up more retail space than in the same period last year, the report of the Welhome consulting company reports.
In three months of 2015, three shopping centers with a leasable area of 238,4 thousand square meters were opened in the capital. m: SEC "Columbus" (leasable area 140 thousand square meters. m), SEC "Kuntsevo Plaza" (64 thousand square meters. m) and "Central children's store on Lubyanka" (34,4 thousand square meters. m). Thus, the provision of the population with retail space increased by 4% to 437 sq. m per 1000 inhabitants.
The share of specialized shopping center openings decreased by 15% in the 2014 year compared to the previous year. In 2015, the opening shopping centers at 80% are classified as classic.
In the first quarter of 2015, the average rental rate fell by 35% in dollar terms compared to the same period last year. Supply steadily exceeds demand, and there is no tendency to change this situation. At the same time, street retail format premises are offered at ruble rates. The fall in rental prices in this segment also reaches 30%.
The operators of the mass segment are now in the most advantageous position, while the operators of the “medium +” segment are in a less advantageous position. The crisis phenomena practically did not affect luxury brands.
