In 2025, the volume of retail space commissioned in Moscow will double.

According to NF GROUP, the total volume of retail space coming online in Moscow will reach 197,9 square meters in 2025, almost double the 2024 figure. Fifteen shopping centers were commissioned. The key event of the year was the opening of Avenue Sever, the largest regional shopping center in the last four years (60,000 sq. m. leasable area), part of the Seligerskaya transport hub (developed by Tashir Group).

The commissioning structure confirms a steady trend towards the development of small-format facilities: of the 15 new shopping centers, eight are microdistrict (a total of 42,3 thousand square meters) and five are district (a total of 67 thousand square meters).

According to the NF GROUP report, while the Central Administrative District held first place in terms of retail space in 2024, by the end of 2025, the Northern Administrative District had taken the lead, reaching 770 square meters per 1000 residents. This change is directly related to the opening of the regional-format Avenue Sever shopping mall in the fourth quarter.

The provision above the city average (606 sq. m. per 1000 residents) is maintained in the historical center (Central Administrative District), developed districts with high building density and with new facilities being commissioned (Northern Administrative District, Southern Administrative District, Western Administrative District), as well as in Zelenograd Administrative District.

At the same time, several districts, primarily in the east and southeast of the city, demonstrate lower levels of occupancy, indicating significant potential for the development of high-quality retail in these areas. In 2026, an increase in shopping center completions is expected in these districts, amid active construction of residential complexes.

This year, 20 shopping centers have been announced for commissioning in Moscow, including the Kraski shopping center (GLA – 35 thousand sq. m.), Otkrytye (GLA – 18,3 thousand sq. m.), Mesto Vstrechi Volgograd (GLA – 16 thousand sq. m.), and Portal (GLA – 8,9 thousand sq. m.).
