Cushman & Wakefield has been appointed the exclusive broker for the lease of retail space in the new Galeon shopping center, which will open at the end of 2017 on one of the central thoroughfares of the capital - Leninsky Prospekt, within walking distance of the Troparevo metro station. The owner and developer of the project is MD Group. Experts believe that the “shopping malls near home” format is the most promising today.
The total area of the Galeon shopping center will be more than 28 000 sq.m, and trade - 14 000 sq.m. For visitors, parking is provided for 320 parking spaces. Among the anchor tenants already announced grocery hypermarket "Lenta" on 6 000 square. m and a children's goods store on 1 300 sq. m on the second floor of the shopping center, the shopping gallery will host more than 50 stores and outlets, including international and Russian fashion operators.
The project is located in one of the most densely populated and dynamically developing areas of the capital. Here, construction of residential neighborhoods is ongoing, social infrastructure is developing. Already now in the immediate environment there are about 300 thousand people. The project concept is clearly focused on the needs of the target audience - residents of nearby areas. Galeon shopping center will become not only one of the main shopping areas of the district, but also a favorite vacation spot for residents: they will be able to use the services of various household services (banks, dry cleaning, shoe / clothing repair, etc.), have a bite or dine at restaurants and a cafe.
“The concept of the new shopping center takes into account the results of a full audit of the facility - studies of transport accessibility, competitive environment, target audience of the facility. The favorable location and the popular format make it possible to speak about the popularity of the future shopping center among potential tenants and visitors. - Oleg Kurinnoy, deputy general director of MD Group, says. “By choosing such an experienced and reliable broker as Cushman & Wakefield, we can be confident in the successful sale of the entire volume of retail space in the complex.”
Galeon Shopping Center is a project that enters the market at the right time and in the right place. There is now a shift from building large-scale projects to smaller ones, from super-regional or regional shopping centers to district-scale facilities with a well-thought-out concept. There are several reasons for this, and the first of them is a change in consumer behavior: the townspeople are already fed up with trips for every little thing to large shopping and entertainment centers. The demand of today's tenants is also being reoriented to “shopping malls near the house,” says Evgeniya Osipova, head of the lease department of Cushman & Wakefield shopping centers. “Galeon shopping center fully meets the modern market requirements and has all the prerequisites to become one of the most successful projects in its format.”
