According to the consulting company NF Group, according to the results of the first half of the year in Moscow, the share of vacant space in the street retail format decreased significantly. The share of empty premises decreased by 9,9 percentage points and amounted to 3,5%. In the central shopping corridors of the capital, vacancy was 7,9%, decreasing by 6,4 percentage points. Zero vacancy in the first half of the year was recorded on Petrovka and Malaya Bronnaya streets.
The decrease in vacancy is due to increased activity on the part of both local fashion brands and the public catering market on the streets of Moscow.
The largest reduction in the share of vacant space is observed at Kuznetsky Most (-16,6 percentage points per year). In the first half of the year, five new tenants appeared in this location, which is 2,5 times higher than the same period in 2023.
Among the pedestrian streets of Moscow, positive dynamics of vacancy is observed only in Stoleshnikov lane. Based on the results of the first half of 2024, there is an increase in vacant space in the location (+2,7 percentage points per year), the share of which was 7,2%. At the same time, local fashion brands continue to open stores on this street. Over the past six months on Stoleshnikov lane. The Belle You flagship store has already opened (Stoleshnikov Lane, 9с1), and the Bork store is also expected to open (Stoleshnikov Lane, 11).
According to the results of the first half of 2024, zero vacancy was recorded on Malaya Bronnaya Street. and st. Petrovka. On Malaya Bronnaya, this figure has been maintained throughout the year due to the demand for this location among owners of catering establishments and fashion brands. In Petrovka, the share of vacant space decreased by 14 percentage points over the year due to the opening of new jewelry stores (Liza Borzaya, Cluev, Kohlenoire, etc.) in the Geneva and Berlin houses.
On transport and pedestrian streets, vacancy was 7,6%, having decreased by 5,7 percentage points over the year. A significant decrease in the share of vacant space is observed on Tverskaya Street. (-9,6 p.p.), st. New Arbat (-8,5 p.p.), as well as on Pokrovka (-7,2 p.p.) and Maroseyka streets (-8,2 p.p.).
“The positive dynamics in terms of vacancy rates in the central shopping corridors of Moscow continues to persist, however, this, in turn, leads to a slowdown in the opening rate of many projects due to the lack of supply in locations attractive to tenants. Representatives of the catering and fashion industry remain the leaders in demand in the street retail market,” comments Irina Kozina, director of street retail at NF Group.
