In Moscow, the rental rates for street retail premises have decreased

According to SimpleEstate, in the first half of 2023 in the capital, the cost of renting street retail premises with an area of ​​up to 300 sq. m decreased by 13% year-on-year, to 3 thousand rubles. for 1 sq. m per month, and for objects over 300 sq. m - by 3%, up to 1,8 thousand rubles, writes Kommersant.

In particular, there is a decrease in rental rates on major highways - Kutuzovsky and Leninsky prospects, where the share of vacant premises has increased. The most expensive street retail premises are concentrated on shopping streets in the center of Moscow, including Kuznetsky Most and Nikolskaya, where Western luxury brand stores operated. But the closure of some luxury brand stores on these streets did not provoke a decrease in rental rates, on the contrary, according to NF Group, rates in these areas in January-June increased by 5% year-on-year.

Now the average price of retail real estate in Moscow in the street retail format is up to 300 sq. m is 456 thousand rubles. for 1 sq. m, which is cheaper by 8% year on year, real estate over 300 sq. m - 238 thousand rubles. for 1 sq. m, that is cheaper by 5%.
