The high rates of commissioning of high-quality warehouse space in 2022 may be partially preserved in the next two years: more than 700 thousand square meters are under construction in St. Petersburg and the Leningrad region. m of warehouses, their commissioning is announced for 2023-2024. Approximately half of them are provided for the needs of retailers, as well as distribution and logistics companies that provide their work, Nikoliers analysts say.

In 2023, about 350 sq. m of high-quality warehouse space, approximately the same number should be commissioned during 2024. Of the total area under construction now, about 500 thousand square meters. m are speculative.

Among the key warehouse facilities that are being prepared for commissioning in the next two years are new buildings as part of the PNK Park Shushary 3, Osinovaya Grove, Parnas complexes from the Resource company, Novosele PSK from Gepard Group, "Armada Park" from the company "Adamant", "Admiral" in Gorelovo, "100K" in Bugry, as well as a multi-temperature warehouse in the RUSIC-Shushary park.

In the first quarter of 2023, developers were restrained in terms of commissioning high-quality warehouse facilities. According to the consulting company Nikoliers, the construction of only two warehouse facilities with a total area of ​​25,5 thousand square meters was completed in three months. m: a speculative building in the north of the city as part of the Octavian complex (it was completely rented by the logistics company Interlogistics) and a production and warehouse building implemented for the own needs of ES EM SI Pnevmatic in Gorelovo.

Since the beginning of 2023, there has been an active recovery of the warehouse market: the vacancy rate has dropped to 1,9%. At the same time, the volume of latent vacancy accumulated in 2022 almost completely passed into the market supply or contracted: at the end of March of this year, latent vacancy amounted to 0,9%, although in the 3rd quarter of 2022 it reached almost 4%.

“If in 2020-2021 the development of the warehouse segment proceeded at an extensive aggressive pace, then in 2022-2023 the market began to return to more stable growth,” comments Ilya Yaneev, Senior Consultant of the Warehouse and Industrial Real Estate Department at Nikoliers. — Despite the announced commissioning volumes in the next two years, we do not expect a sharp increase in free market vacancies and a drop in rental rates, since demand remains stable, and most of the space is rented already at the construction stage. This is facilitated by the trend towards an increase in inventory due to the destabilization of supply chains, the continued growth of the e-commerce segment and the absorption of the market by low-price retailers.”

Recall that in 2022, warehouses provided record-breaking figures for the commissioning of commercial real estate in St. Petersburg and the agglomeration: 12 sq. m of high-quality warehouse space, while in 441 the market was replenished by only 2021 thousand sq. m. m warehouses. The last time such a significant increase in new supply was observed in 162, when 2008 thousand square meters were commissioned. m.

According to Nikoliers, the level of demand for the first three months of 2023 was comparable to the first quarter of last year: a total of 143,5 thousand square meters were rented. m (a year ago - 146,1 thousand sq. m). About 88% of the volume of transactions was formed by trading and distribution companies.

“For the first quarter of 2023, the average aleatherg rental rate increased by 2% in class A and amounted to 6 rubles per sq. m/year, in class B — by 130%, reaching 5 rubles/sq. m / year, - says Kirill Vecher, Senior Consultant of the Department of Warehouse and Industrial Real Estate at Nikoliers. “However, thanks to the offer still present on the market, the owners are still ready to rent out warehouse space with a small discount, up to 5% of the declared base rental rate.”
