Samara needs quality shopping centers

Origin Capital experts predict the development of international brands in street retail in Samara in the absence of new, high-quality retail space.

"The costs incurred by the owner to bring the brand to the regions of Russia cannot be recouped by the operation of one store. Therefore, international retailers will develop the format of street retailers, which is also caused by a shortage of high-quality retail space in Samara," comments Origin Capital managing director Sergey Bogdanchikov .

It is reported that at the moment, international brands are able to supplant substandard stores in existing shopping centers, freeing up free space. For example, the Inditex holding, whose stores until recently were located in the Mega shopping center, expanded its representative office in Samara by renting premises in the Megacity City shopping center.

At present, there are 5 shopping centers with high-quality tenant mix in the city: Mega shopping mall, MegaCity shopping mall, Park House shopping mall, Aurora shopping mall, Cosmoport shopping mall. The most successful trading corridors of Samara are concentrated in the Leninsky, Kuybyshevsky, Zheleznodorozhny districts.

About 30% of the represented commercial real estate in Samara is obsolete, without a clear concept. Most often, this is the format of a covered market with operators such as IP. 16% of the space is occupied by DIY formats in the segment of household goods. Trade areas that have not yet been opened for visitors amount to 12%, and only 45% are high-quality multi-format shopping centers.

“The city needs new retail space that meets the requirements of modern retailers. For this, developers will have to more carefully develop the concept of the object,” summarizes Sergei Bogdanchikov.
