Torgovy Kvartal won the tender for the management of the Madagascar shopping and entertainment center in Tolyatti. The duration of the management contract is 5 years. The mall with a total area of 22 thousand square meters is located in the center of Togliatti, its anchor tenants are the Snezhnaya Koroleva, Rive Gauche, Polaris, McDonald's stores, the Crazy Park children's play area, etc.
According to experts of the Torgovy Kvartal real estate management department, the primary task will be to increase the profitability of the property. It can be solved by adjusting the composition of tenants, as well as by increasing the share of non-rental income.
The crisis period significantly affected the profitability of the facility and its position in the market, however, the experts of Torgoviy Kvartal developed a plan for the operational management of the facility, which will allow to level out earlier mistakes.
According to Mikhail Kirsanov, Chairman of the Board of Directors of Torgovy Kvartal Group of Companies, Torgovy Kvartal will also use the practice of calculating the rental rate through interest from turnover at this facility. “This motivates the management company to work in tandem with retailers to attract the largest number of buyers to the shopping center,” commented Mikhail Kirsanov.
