Due to the revaluation of the cadastral value of land, rental rates for retail premises and offices in Moscow this year could increase by 20%.
According to the Kommersant newspaper, a new cadastral assessment of the city's land was approved at the end of last year. As a result, plots for the placement of retail objects have risen in price by an average of 40,4%, for office buildings - by 59%.
Most of all, the revaluation of lands affected the Central, Zelenograd, Eastern, South-Eastern and Southern districts of Moscow. For example, in the Central Administrative District, plots for trade have risen in price by 31%, to 103,9 thousand rubles. for 1 sq. m, for offices - by 63%, up to 104 thousand rubles. for 1 sq. m.
Experts of the Kommersant publication are sure that changes in the cadastral value will lead to an increase in rental rates, since the cost of land lease is calculated as a percentage of the cadastral valuation.
