According to the international consulting company Colliers International, in the second quarter of 2020, during the quarantine period for Covid-19, the average share of vacant premises in shopping centers increased slightly - by 0,5 pp to 3,9%.
However, according to experts, it is worth considering that at the end of June shopping galleries in St. Petersburg were still closed, therefore, after their full-scale opening, the vacancy rate can be adjusted.
In the reporting period, the share of working tenants in shopping centers in St. Petersburg varied from 25 to 40% depending on the size of the facility. The total area of retail outlets opened in shopping centers of St. Petersburg in the first half of 2020 amounted to 12 sq. m, which is 500% less than the indicator for the same period in 70.
“After the resumption of activity in the previous mode, retailers will need time to assess losses, recover and revise the prospects for further development - at least two to three months will be spent to test their work in new realities,” said Irina Tsarkova, director of retail real estate department at Colliers International. - Based on the experience of the Moscow region, we expect that the traffic of shopping centers in St. Petersburg immediately after opening will recover to 70-75% compared to the same period last year. At the same time, the level of conversion of visitors to buyers in the first few weeks will be above average - during the months of self-isolation, the citizens have formed a deferred demand.
The total supply of shopping centers has remained unchanged since the beginning of the year - 3,1 million square meters. m. In the second half of 2020 in St. Petersburg, it is planned to open three retail facilities with a total area of 126 sq. m. m: furniture center "Kubatura", multifunctional complex with a trading function "Sputnik" and III stage of Outlet Village Pulkovo.
