Warehouse specifically for Adidas

Adidas has become a tenant of a 65 sqm built-to-suit warehouse. in the new industrial park "PNK-Chekhov II". "A feature of the deal between Adidas and PNK Group is the build-to-suit format - design and construction of an object in accordance with the individual requirements of a future tenant with subsequent long-term lease," emphasize in PNK Group.

According to experts, this format of transactions is typical for the industrial real estate market in Europe and the USA, but not Russia. The average lease term for a Class A warehouse in Russia is 5 years. Only large international companies can afford to conclude contracts for 10-15 years, but their requirements often turn out to be difficult for developers working in Russia.

Adidas does not hide that the competitive requirements for choosing a developer were the most stringent. “One of the prerequisites is the compliance of the facility's fire protection system with international FM Global standards. The PNK Group project was approved by the representatives of our insurance company, ”explains Nina Sinitsyna, Logistics Director of Adidas Group, explaining the choice of the company.

The transaction was advised by Jones Lang LaSalle.
